DLF Ltd., a big real estate company, is planning to launch a luxury housing project called The Dahlias in Gurugram. This project will have more than 400 very fancy apartments. The price for these apartments will start at about ₹80 crore, which makes it one of the priciest housing projects in India. The Dahlias will be built along Golf Course Road, an area famous for being home to many wealthy people in North India.
Details of the project
The Dahlias will cover a large area of 17 acres and will have very fancy apartments that are quite big, ranging in size from 9,500 square feet to 16,000 square feet. The average size of these apartments will be about 11,000 square feet. The price for these apartments will start at ₹80,000 for each square foot, and the average total price for an apartment is expected to be around ₹100 crore. This information comes from Samir Jasuja, who is the founder and CEO of a real estate company called PropEquity.
All the apartments in The Dahlias will be sold as bare shell units. This means that buyers will have to decorate and finish the apartments themselves to make them how they want. According to Jasuja, once these apartments are finished, their final price will likely be more than ₹100 crore. The project will also include a big clubhouse that is about 200,000 square feet, which is almost twice the size of the current Camellias project by DLF.
This new project, The Dahlias, is expected to compete with very expensive homes in top places like Altamount Road in Mumbai and the Lutyens area in Delhi. Experts in real estate think that The Dahlias could be similar to the fancy street for billionaires in New York, which is near the southern part of Central Park.
Future plans and developments
In May 2023, DLF said it plans to make luxury living even better in Gurugram with a new project called Lux5, which will launch in the third part of 2024. DLF mentioned that the prices for Lux5 will be much higher than its earlier project, Camellias, where homes cost around ₹40 crore. The Lux5 project will have about 420 apartments and will include nice features, like views of a man-made lake.
DLF has already built two golf courses in Gurugram, and the new Lux5 project will make the area even nicer by adding a lake park. This park will be like very fancy developments you see in the U.S.and Europe. The design will include cafes and paths for walking, making it a great place for people to enjoy and feel like part of a community.
Sales value and market impact
Experts believe that the total money made from selling apartments in the new Dahlias project could be about ₹34,000 crore. This amount is much higher than previous projects like Camellias and is almost 2.5 times more than what Camellias and any other big real estate projects in India made. To understand this better, the expected sales value of The Dahlias is similar to the total money made from other luxury projects like Three Sixty West and Naman Xana in Mumbai.
